Balfour Beatty Breaks Ground on New $180 Million Luxury Senior Living Residence on Kiawah Island

KIAWAH ISLAND, SC –  Balfour Beatty has broken ground on the $180 million Seafields at Kiawah Island project, a luxury senior living residence located in the Kiawah and Seabrook Island area. Once complete, the highly anticipated senior housing residence will provide additional medical and assisted living services for residents over the age of 62 in the growing Sea Island communities.

On behalf of the Kiawah Life Plan Village Inc., Balfour Beatty will provide general contracting services to deliver a 360,000-square-foot development featuring first-in-class amenities designed to inspire participation and foster friendships among senior residents. The facility will include luxury residences made up of one-, two- and three-bedroom residences as well as assisted living units. The development will also introduce a roster of interactive lifestyle offerings including concierge services, a Technogym-designed fitness center, a resort-style swimming pool, a wellness and yoga studio, a state-of-the-art theatre, a library and tech bar, a bistro, and multiple dining options.  

Additionally, in response to the lack of medical facilities in the immediate Kiawah Island and Seabrook Island area, the Seafields project will feature a first-of-its-kind, in-house medical clinic operated by the Medical University of South Carolina (MUSC Health).

Balfour Beatty will partner with Big Rock Partners to deliver Seafields, making it the second project partnership between the general contracting firm and senior living developer. In 2019, the company’s Florida operations received national recognition from the Associated Builders and Contractors (ABC) for the Windsor at Celebration independent senior living project which won the National Excellence in Construction Pyramid Award.

Along with Big Rock Partners, Balfour Beatty will partner with architect, LS3P, master developer, Kiawah Partners and broker, Kiawah Island Real Estate to successfully deliver the new Seafields project. Construction is underway for the new luxury senior independent living residence near Freshfields Village and is scheduled for delivery in 2024.
