Balfour Beatty Joint Venture Starts Construction on Knox Street Development

DALLAS – Balfour Beatty, in joint venture with ANDRES Construction Services (ANDRES Construction), starts construction on Knox Street mixed-use development in the Knox Street neighborhood of Dallas, Texas, on behalf of the development joint venture comprised of MSD Partners, Trammell Crow Company (TCC) The Retail Connection and Highland Park Village Associates.

Leading the construction services, the Balfour Beatty and ANDRES Construction joint venture will provide construction services to deliver a total of one million square-feet of world-class mixed-use space sitting on a four-acre site adjacent to the iconic Katy Trail and neighboring town of Highland Park. The development will include:

 

•   The Knox Hotel and Residences: Managed by Auberge Resorts Collection, the hotel will consist of a 140-room hotel and 48 ultra-luxury condominiums ranging in size from 2,500 square feet to more than 15,000 square feet. Designed by Martin Brudnizki Design Studio, the hotel will include restaurants, bars and lounges, expansive event spaces and full-floor spa and wellness destination connected to an outdoor pool and bar with expansive views of downtown Dallas. Amenities will include a clubroom, a bar and lounge, entertaining spaces, a fitness center and indoor pool.

•   Office space: A 150,000-square-foot, nine-story building which rises above two floors of retail and restaurant space. Office amenities include a fitness center with high-end locker rooms, tenant lounge and a café.

•   Retail and restaurant space: More than 100,000 square feet of ground-floor and second-story retail and restaurant space.

•   Multifamily residential: A 27-story, 173-unit multifamily building with expansive amenity spaces, ultra-luxury interiors and oversized balconies.

•   Park: A half-acre park anchoring the development, with direct connection to the Katy Trail.

Balfour Beatty’s Texas operations is known for its expertise in the delivery of notable projects in the Dallas neighborhood including Park District the Perot Museum of Nature and Science, the Atelier and the Omni Convention Center and Hotel.

The Knox Street project will be designed by a team led by the New York office of Australia-based Woods Bagot and New York-based Kohn Pedersen Fox (KPF). Woods Bagot is leading the design of the hotel and residences, multifamily residential building, and retail, and KPF is designing the boutique office building. Dallas-based HKS is serving as the architect of record and OJB Landscape Architecture is leading the design of the development’s green space.
