Texas Health Resources (THR) is one of the largest faith-based, nonprofit health care delivery systems in the United States and the largest in North Texas in terms of patients served. The system's primary service area consists of 16 counties in north central Texas, home to more than 6.8 million people.
Texas Health was formed in 1997 with the assets of Fort Worth-based Harris Methodist Health System and Dallas-based Presbyterian Healthcare Resources. Later that year, Arlington Memorial Hospital joined the Texas Health system.
Texas Health has 24 acute-care and short-stay hospitals that are owned, operated, and joint-ventured or affiliated with the system. It has more than 3,800 licensed beds, more than 20,500 employees of fully-owned/operated facilities plus 2,100 employees of consolidated joint ventures, and counts more than 5,500 physicians* with active staff privileges at its hospitals.
Balfour Beatty has worked with THR to grow their facilities for more than 20 years. Over this time, we have delivered more than 30 projects on multiple THR campuses.
Due to the population growth in the area, THR needed to expand and renovate their OR and patient care areas. Because of Balfour Beatty’s knowledge of the facility, we were selected to perform this addition and renovation project. Balfour Beatty has proven in the past that we can work on multi-phased project and working with different departments and multiple locations in their facilities with minimal disruptions.
THR wanted to upgrade their facility to include a more welcoming and larger front entrance and admissions department to increase the capacity of their intake process. This included replacing 326 panes of glass in the large skylight in the atrium. They also wanted to create the premier orthoscopic surgical center in Fort Worth to entice the leading surgeons in the area to perform operations in this center. Renovations on the fourth floor were required to bring to the 24 patient rooms to Texas Accessibility Standards (TAS) so that these rooms could be used by the women’s department.
We leveraged our extensive experience with healthcare facilities in general and this campus specifically, to provide innovative ways to complete the construction with minimal disruption to patient care.
Most of the operations stop at 6 pm. Since we couldn’t make noise during the day, most of our interior renovation work occurred after 6 pm. The interiors crews worked full 8 hour shifts at night. We also added extra Balfour Beatty Construction staff to manage the night work.
The new garage and the OR building is located in front of the existing ER entrance on the west side of the hospital. To construct the new facilities, we had to demo and reconstruct the main entrance driveway. The original heliport was directly in front of the ER entrance. A temporary heliport was installed across the street, which required FAA approval. The hospital used a golf cart type vehicle to transport patients into the hospital until the main drive was complete. We built a temporary driveway for ambulance access to the ER. Pedestrian traffic was rerouted to a secondary entrance on the south side of the building.
We laser scanned the existing central plant and used this information to build a BIM model of existing systems overlaid with the new system design to ensure alignment and eliminate conflicts.
Protecting air quality is always a concern with healthcare renovation projects. Balfour Beatty staff developed and executed a plan to separate patients and staff from construction and protect air quality. This required a lot of coordination with the hospital staff. We installed barrier walls for every construction area, and use negative air machines and air scrubbers with HEPA filters to ensure that air quality was not compromised. THR Infection Control Risk Assessment (ICRA) inspectors performed inspections twice a day, and verified that air quality remained acceptable during construction.
On the fourth floor, we made it ADA compliant. We gutted it and upgraded all the interior finishes, upgraded restrooms. The third floor is the ICU, so we were working directly above it. Fourth floor was built in three sequences. During each sequence, we worked with the hospital staff to isolate the third floor rooms directly below the work. This required close coordination with the hospital staff. Between peak months September and October, the hospital experiences a high volume of patients. During this time, we had to work closely with the nursing staff to ensure that the hospital maintained the number of open rooms required for patients. We met with nursing staff at a minimum of once a week and more often when needed.
We established a virtually paperless project by documenting everything electronically throughout the project. At the end of the project, we uploaded all of the project documents into the hospital’s document control system, called E-Builder. We also delivered the project closeout documents, including training videos, on a hard drive.
