    Balfour Beatty Construction Completes One South Market Residential Tower in Fast-growing Downtown San Jose, California

    Twenty-three story, mixed-use tower is city’s first high-rise since 2008; Team diverts 3 million pounds of construction material from landfill for recycling
    SAN JOSE, Calif. – Balfour Beatty Construction has completed construction at One South Market, an apartment tower located in downtown San Jose, Calif. for developers Essex Property Trust. Leveraging Lean construction and green building practices, Balfour Beatty met the 23-story project’s aggressive 18-month schedule, while successfully diverting 3 million pounds of construction material for recycling.  

    Designed by C2K Architecture, the mixed-use complex is comprised of 312 apartment units and incorporates 6,700 square feet of retail space along with 131,000 square feet of parking. The parking structure is partially subterranean and partially above-grade with a pool deck and amenity space on the fourth floor. Additional amenities include a rooftop deck with fire pit on the 18th floor, a gym, bike storage, and technology-friendly features like USB receptacles and an electronic key system. The project is targeting LEED® Silver certification form United States Green Building Council, and is the first high-rise residential development project in San Jose in the last seven years.

    To overcome challenges to the project delivery schedule, the team leveraged innovative building practices to accelerate and re-sequence excavation for the tower and parking garage. Determined to stay on schedule, the team found creative solutions that enabled tower crane construction to commence while tie-back agreement details with the adjacent property were being finalized. Further accelerating the process, the project team started interior finishes much earlier compared to traditional projects by using a pre-fabricated window wall system that enabled the team to install windows three floors below the active concrete deck.
