New Luxury Condominium Project Will Serve as Centerpiece in the Bankers Hill Community

In the heart of San Diego, located just steps away from one the nation’s largest and most beautiful cultural parks—Balboa Park—Balfour Beatty Construction is building a new, high-end condominium project for individuals seeking luxurious spaces and an elevated lifestyle to call home. The Park, Bankers Hill is being developed by Zephyr and LLJ Ventures and is located in an affluent area boasting homes that date back to the late 1800s, many of which have been restored into bed-and-breakfast inns, doctor/dental offices and law practices.

The 14-story, mixed-use, multifamily housing project will feature 60 luxury condominium units along with two and three-story townhomes on the project’s east side facing Balboa Park. The project also includes 5,000 square feet of commercial space and two-and-a-half levels of underground parking.  Many of the units on the higher floors will offer sweeping views of San Diego Bay to the west and mountain and park views to the east.

The resident units include floor plans up to 4,905 square feet with modern luxe features such as private elevators and glass folding walls for seamless flow to an oversized indoor-outdoor terrace. Amenities such as a common outdoor terrace area, club room, fitness area and outdoor resort-style pool and spa will beckon residents to the building’s impressive second floor.

A Site to See—Indeed!

This challenging project requires the utmost attention to detail with an orchestrated schedule, especially when it comes to installing over 510 tons of rebar used to reinforce the structure, and a total of 3,200 cubic yards of concrete transported by approximately 320 concrete truckloads for the first floor alone. That floor contains 25% of the total rebar used in the 14-story project and covers nearly 40,000 square feet.

When the first floor pour occurred in early spring 2016, ten cement trucks lined up in a coordinated effort to empty their loads of concrete into the formwork. The onsite team worked in concert with each new load to help place and finish concrete areas by section. The ten trucks each made at least ten different round trips, each time loaded with fresh concrete to be poured and finished. At the end of the first day, over 1,400 cubic yards of concrete was poured on a deck that had depths ranging from eight inches to 78 inches!

This massive effort went off without a hitch, and the project team has perfected this process so efficiently that subsequent floors, each requiring 325 cubic yards of concrete, are poured every eight working days.
