Selecting A Delivery Method
Whether you’re starting your first construction project or your fiftieth, choose a delivery method that fits you and your project’s unique needs. The following guidelines can help you determine the most appropriate delivery method:
- Assess your staff. Do you have the experience and resources in-house for a particular contract type, or are you looking for an external partner?
- Consider your risks. How much risk do you want to take in defining the scope of the project before entering into a contract?
- Determine any legal requirements. What legal requirements exist that might limit your contract options? If any exist, can they be changed to allow the best contracting method for the project? If they cannot, select the next best available method.
- Decide whether you’d prefer an “open book” or “closed book” project. Do you need to know the contractual relationship between your general contractor or construction manger and the subcontractors that work for them?
- Consider other project stakeholders. Does the end user of the project want to be involved in the project? If so, ensure that they are familiar with the scope of work. Educate them on how changes and delays can affect a schedule.
